  1. Pricing: Identify and stay within the median range, with the guidance of your real estate professional. Properties overpriced tend to be overlooked. (Ask your agent/broker about local market trends if not satisfied with the current price range recommended, to determine the plausibility of postponing to sell at a higher price.)
  2. Staging: For efficient advertising to sell, a home free of clutter is good; but if still furnished, it had best be furnished to look its best and most promising. Ask your real estate agent if he/she can recommend a professional staging service, and a photographer. Those with experience and a knack in their respective niches can significantly improve the quality of your advertising and make a more extraordinary and lasting impression on prospective home buyers.
  3. Upgrades: Refurbishing, outdoor manicuring, and upgrading old appliances and fixtures make for a more attractive listing, tending to increase your return on investment. The cleaner and newer the appearance, the more ready buyers are to move in. As such, these are not likely to end up as expenses.
  4. Pre-Listing Audit: Have a real estate professional review your property before listing it for sale for a solid understanding of just how you intend to approach the process and what you can expect.
